At Local Lets we are always looking at various ways in which to let your property quickly, the old adage time is money is never truer than in this day and age. It is because of this we advertise substantially in the newspapers, Internet and our offices.

This is all very successful and provides excellent results but because we as a company want to constantly improve we have come up with a concept which we hope you will like.

The idea is not entirely a new one but certainly and alternative to the usual way of renting out a property, as everyone knows the normal way a property is advertised is that we would ask for One Months Rent and One Months Bond to move in and the Bond then is placed either with the Tenancy Deposit Scheme or the Deposit Protection Scheme until the tenant vacates the property.

Now the problem with this is that if the tenant disputes any deductions with Local Lets or the landlord in regard to any of the necessary repairs that might be needed when they leave the property. This then can become a long and drawn out process with the bond protection schemes, due to the fact that in most case arbitration then follows, often resulting in favour of the tenant.

Therefore what we have come up with is that instead of taking a bond we have the potential tenants provide us with a Home owning guarantor, this then has 2 advantages in that firstly the tenant has to find half the amount of money to move into your property which instantly makes it a lot more attractive proposition than a large amount of other properties presently on the rental market and secondly it will be easier and more successful we feel to deal with the guarantor than the bond schemes if any problems were to arise. 

Any landlords out there who have had a property up for rent for what seems an age can ask themselves the question,

" Would reducing the cost of renting my property by 50% increase the chances of renting it"..? Then the answer we feel has to be YES and remember where you saw it first Local Lets.........
